Land in Dhandhuka: Taluka Guide
Dhandhuka taluka contains Dholera and several of the villages inside the Dholera SIR — and also villages outside it. That distinction is the one buyers most often get wrong.

The Basics
What Dhandhuka taluka is
Dhandhuka is a taluka of Ahmedabad district in Gujarat. It matters to anyone evaluating land in the Dholera region for one reason: the Dholera Special Investment Region lies within it, and so does Rojka Village, where the property on this site is located.
The taluka is therefore not a separate proposition from Dholera. It is the administrative container for the boundary question. A parcel's taluka and village determine whether it falls inside the notified SIR or outside it, and that single fact changes which planning framework, protections and infrastructure commitments apply to it.
Because the taluka holds both SIR and non-SIR villages, land described only as 'Dhandhuka' tells a buyer very little. It is the village and the boundary that matter.

The Key Distinction
The distinction buyers most often get wrong
The official Dholera SIR portal describes the region as spanning approximately 920 sq km and encompassing 22 villages — specified as villages of Dholera taluka. That taluka detail is the useful part for anyone looking at Dhandhuka land: the SIR's constituent villages are identified by taluka, and Dhandhuka villages are not among them on that description.
So a single taluka contains land inside a statutory investment region and land outside it. A listing that says only 'Dhandhuka' has told you the district office, not the regulatory status of the parcel.
This is not a technicality. Land inside the SIR is governed by DSIRDA's town planning schemes and development controls, with allotment running through the authority. Land outside it is governed by the classification and zoning that applies to its own village, with conversion and future zoning decisions sitting with the buyer. Those are different propositions and they should not be evaluated as one.
Where The Record Lives
On naming individual villages
We would rather point you to the authority's own record than print a list we cannot keep current.
The Dholera SIR portal publishes the development plan and villages map alongside the town planning schemes, notifications and development permissions. Those are the documents that establish which villages fall inside the boundary and how each is zoned, and they change as the region is developed and notified.
Third-party village lists circulate widely and are frequently out of date or inconsistent between sources — which is precisely the problem this page exists to address. If you need the boundary position of a specific village, the authority's planning section will settle it, and we will walk you through what it says.

Why the taluka matters beyond the boundary
Land outside the SIR is where most of the region's non-SIR agricultural land actually sits, and it is legitimate land with its own merits. It is simply governed differently.
Our page on land outside the Dholera SIR sets out the full position — what statutory protections attach inside the boundary, what a buyer outside it does not get, and why land outside the region is sometimes marketed using the Dholera name without that qualification. If that distinction is new to you, it is worth five minutes before you evaluate anything in the taluka.
Rojka is a worked example. It sits in Dhandhuka taluka, beside the SIR rather than inside it, on the Dholera–Dhandhuka State Highway. We publish that plainly because it is the most important fact about this property's location.
On Demand
Reading demand for non-SIR land in the taluka
A buyer evaluating land in Dhandhuka outside the SIR is usually weighing it against proximity rather than against membership. Regional infrastructure projects and industrial announcements shape interest across the wider area, and land close to that activity tends to attract attention regardless of its own legal status.
The honest way to read that is as context rather than as a valuation input. It tells you where attention is, not what a specific parcel is worth, and it applies with equal force to land whose classification, access or title does not suit your purpose.
We deliberately publish no listing prices for the taluka, and no projected appreciation. Aggregator asking prices are not transaction prices, and a forecast figure for a parcel nobody has inspected is a guess rather than information. What we can do is share verified details for a specific parcel — boundaries, access, classification and record — during enquiry or a site visit.
Where To Start
Start from the record, not the label
If you are evaluating land in Dhandhuka taluka, the first three facts worth establishing are the village, the taluka and whether the parcel sits inside the notified SIR boundary. All three are checkable, and together they determine which regulatory framework applies.
For a specific parcel in Rojka or anywhere else in the taluka, those details are shared directly with interested buyers during enquiry or a site visit, along with verified distances and access routes.
