Why Dholera Smart City Is Attracting Attention

Most Indian cities grew faster than they were planned. Dholera represents the opposite approach: a greenfield region being developed from a formal plan, with designated areas for industry, residence and infrastructure within the Dholera Special Investment Region.

That planning-first model is precisely why the project draws attention — and why it also demands patience, because planned development moves at the pace of governance and construction, not headlines.

Two projects anchor the region's connectivity narrative: the Ahmedabad–Dholera Expressway — operational since March 2026, cutting the drive to about 45 minutes — and the Dholera International Airport under development nearby.

Expressways and airports change how regions relate to economic centres. The expressway already places Dholera within practical reach of Ahmedabad, Gujarat's largest city, while the airport is still completing.

Within the Delhi–Mumbai Industrial Corridor framework, Dholera is being positioned for manufacturing and industrial investment. Infrastructure arrives first; industrial activity is the intended consequence.

For observers of the region, the meaningful indicators are industrial: allocations, units setting up, employment taking root. Those accumulate gradually as phases complete.

None of this constitutes a promise about any particular parcel of land. Development timelines shift, and land outcomes depend on location specifics, regulation and timing.

But for buyers thinking in years rather than weeks, the direction of a region — its planned infrastructure, its institutional backing, its connectivity projects — is legitimate input into a location decision. Evaluate it with facts, visit the ground, and keep expectations anchored to evidence.
