A semiconductor fab of national scale is taking shape

The most closely watched industrial development in the Dholera region is the Tata Electronics semiconductor fabrication plant — India's first commercial 300 mm (12-inch) wafer fab, being built within the Dholera Special Investment Region in Gujarat.

The facility is being developed in partnership with Taiwan's PSMC (Powerchip Semiconductor Manufacturing Corporation), and construction has been under way for some time. For buyers following the region, it is the single clearest example of large-scale industrial investment moving from announcement to construction.

The scale of the project helps explain why it features in nearly every serious conversation about Dholera's future.

Who is involved

Tata Electronics is building and will operate the fab. Taiwan's PSMC brings semiconductor manufacturing technology, and in May 2026 Tata Electronics signed a partnership with ASML of the Netherlands — the lithography equipment leader — to support installation, ramp-up and local skill development. The announcement came during the Prime Minister's visit to the Netherlands.

The plant is intended to make chips for automotive, mobile devices and emerging technology such as AI-related applications, serving both Indian and global customers.

Current status and timeline

Construction reached roughly 50% completion around April 2026, with cleanroom works and equipment installation progressing and the special economic zone now notified. These are reported statuses, not guarantees, and timelines for large industrial projects can shift.

Trial or first-chip production is targeted around December 2026, with commercial-scale production expected to ramp up progressively through 2027 and 2028. Anyone building expectations around the fab should treat these as company targets rather than confirmed dates.

An ecosystem is forming around the plant

A semiconductor plant does not operate alone — it needs a supply chain, and companies are already positioning around Dholera. Nagase and Nippon Express signed an MoU in December 2025 for semiconductor logistics and materials handling, and over 15 global supply chain partners, including Linde and Fujifilm, have been cited as establishing or planning footprints in the region.

Beyond chips, the wider ecosystem includes a committed second fab from NextGen Semiconductors (about Rs 8,800 crore), proposed data centre investments, and an aerospace assembly line planned in the region — together signalling broad-based industrial intent, not a single-company story.

What this means for land buyers near Dholera

Large industrial anchors tend to influence long-term interest in surrounding areas — through jobs, housing demand, commercial activity and connectivity use. For land buyers, the presence of an industrial ecosystem of this scale is context worth understanding, not a promise about any specific parcel.
